Terms of use

Effective October 16, 2026

These terms are an agreement between you and Latham Technology LLC ("we", "us"), which runs Deedbox. By creating an account or using Deedbox, you agree to them. Our privacy policy explains how we handle your information.

Your account

  • You must be at least 18 to use Deedbox.
  • Give us accurate account information and keep your email address current, since that's where we send security notices.
  • Keep your password, passkeys and integration tokens safe. You're responsible for what happens under your account and tokens, and you should tell us at [email protected] if you think someone else has access.

Households

Records belong to a household. Owners decide who joins, what role each member has and which homes they see, and owners manage the household's plan and billing. Anyone you invite can see the records their role allows, so only invite people you trust with them.

Your content

You keep ownership of everything you add to Deedbox: records, notes and uploaded documents. You give us permission to store, copy, process and display it only as needed to run Deedbox for you and the members of your household. You're responsible for having the right to upload what you upload.

Acceptable use

Don't:

  • break the law or anyone else's rights using Deedbox;
  • upload malware, or content you have no right to store or share;
  • try to reach another household's data, or get around plan limits, rate limits or security measures;
  • overload Deedbox, or scrape or copy it with automated tools beyond the integrations we offer;
  • resell Deedbox or use it to build a competing service.

Plans and billing

  • The Free plan costs nothing. Plus is a paid subscription, billed by Stripe in advance each month or year, at the price shown when you subscribe.
  • Plus renews automatically at the end of each period and charges the payment method on file until you cancel. Cancel anytime under Settings → Plan; you keep Plus until the end of the period you've paid for, and you won't be charged again.
  • Payments aren't refunded for partial periods, except where the law requires it.
  • If we change the price of Plus, we'll email owners at least 30 days before it applies to their next renewal.
  • Moving to a plan with smaller limits doesn't delete anything. Homes over the limit are set aside until you upgrade or choose which to keep using, and documents over the storage limit stay, but you can't upload more.

Estimates, not advice

Deedbox gives you figures to help you keep track of your home. They are not professional advice:

  • A value estimate is not an appraisal. It comes from public records or price trends and doesn't see your home's condition.
  • A gain or cost basis estimate is not tax advice. It follows IRS Publication 523 using only what you entered. Talk to a CPA or tax professional before you rely on it.
  • Property records, assessed values and tax amounts come from third parties and can be wrong or out of date. Check due dates and amounts with your county.
  • Maintenance schedules and reminders are suggestions. They don't replace inspections or a manufacturer's instructions.

Third-party data and integrations

Some features rely on others, such as RentCast for property data, Stripe for payments, the FHFA's house price index and Home Assistant or calendar apps you connect. We aren't responsible for their data or services, and a feature that depends on one can stop working if it does.

Changes and availability

Deedbox changes as we improve it, and we may add, change or remove features. We try to keep it running but can't promise it will always be available or free of errors. Export your records under Settings → Export if you want your own copy.

Ending your use

You can stop anytime by deleting your account under Settings → Profile. We may suspend or close an account that breaks these terms, or when the law requires it. Unless the breach is serious, we'll tell you first and give you a chance to export your records. If we shut Deedbox down, we'll give at least 30 days' notice so you can export your records.

Disclaimers

Deedbox is provided "as is" and "as available". To the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, accuracy and non-infringement.

Limitation of liability

To the extent the law allows, we aren't liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, data or opportunities, arising from your use of Deedbox, including decisions you make based on its estimates. Our total liability for any claim about Deedbox is limited to the greater of what you paid us in the 12 months before the claim and $100.

Indemnity

If someone makes a claim against us because of content you uploaded or because you broke these terms, you agree to cover our reasonable costs of dealing with it, including legal fees.

Governing law

These terms are governed by the laws of the State of California, without regard to its conflict of law rules. Any dispute will be decided in the state or federal courts located in California, and you and we agree to their jurisdiction.

Changes to these terms

If we change these terms, we'll update the date at the top. For a change that matters, we'll tell you by email or in Deedbox at least 30 days before it takes effect. If you keep using Deedbox after that, the new terms apply.

General

These terms and the privacy policy are the whole agreement between you and us about Deedbox. If part of them can't be enforced, the rest still applies. If we don't enforce part of them, that doesn't mean we give up the right to. You can't transfer these terms to someone else without our consent; we can transfer them if Deedbox is sold or merged.

Value estimates are not appraisals, and gain estimates are not tax advice. Talk to a CPA before you rely on either.
